看了不少房子了,眼看着房价在逐渐走高,也没有看到中意的,稍微中意的还没有看到
就有多个offer了。
最近新出来一个房子,价格合理,位置不错,看过了户型结构也满意。只是看到zillow
上咋个房子上半年卖过一次,然后又撤了,过了四个月才又出来卖。让agent帮忙查一
下背景。
Agent动作很快。原来上次有过offer,结果inspection 发现structural的问题,就撤了
。房主这几个月把上次查出的问题进行了structural repair,并由同一个inspector出
具了一个报告,说明上次的问题已经解决,所以又可以上市了。我们自己看不出问题,
报告上的术语也是大概猜测,有懂行的帮忙看一下吧
Construction Observation Report
On x.X 2012, I inspected the structural repairs at the above referenced
property. The purpose of the inspection was to observe the exposed
counterfor, in order to determine whether additional repair is necessary....
Observations & opinions:
One of the two existing counterforts was exposed. I understand from the
contractor that upon excavation it was discovered that the void space under
the counterfort was completely closed and applying pressure to the underside
of the counterfort. I also understand that the constractor removed the soil
from under the counterfort and that the wall released somewhat.
Interior inspection in the basement confirms that the wall has shifted back
slightly.
In my opinion, at this time, the second counterfort should be exposed and
void space under each counterfort should be established to a depth of 12
inches. Replacement of the helical piers with micropiles, is not considered
necessary. Void retention should be installed, and the excavations should be
backfilled with non-expansive soil.
No other work is considered necessary.

The purpose of the reviews was to provide inspection of structural repair
work per the plan of repair prepared by XXX...
Three deviations were implemented in lieu of the plan of repair: 1) the
helical piers were installed to a depth of 20-feet versus 30-feet, 2) knee
wall was adjusted to a plumb orientation versus installing additional 2x6
studs and 3) the steel pier located below the basement stairway was
relocated to the exterior of the grade beam versus the interior. XX was made
aware of the deviations and approved suc deviations. All structural repair
work was found to be general compliance with the plan of repair with the
deviations as noted above.
Additional inspection of the existing concrete piers at the south side of
the basement was performed as a courtesy to the homeowner. There was no
significant distress at the pier/grade beam interface that would suggest
structural problems with the piers....
有过两次structural repair的这个房子可以下offer不???

还需要再修吧。你们最好自己找个inspector再看看。

inspector能看到的毛病,你自己基本都能看到。你要找structural engineer来看。

这就是专家的文字游戏了,两个不该受力的山墙受力了,要卸载等等........其实结构
改变不了,也不需要变,反正是非受力构件,对结构无足轻重。关键是专家要遵守规范
,只能玩文字游戏了,其实就是屁事

坡上的房子吧?听起来,附近坡上有水土流失,流下来的土积到扶墙下,拱起来往主墙
上推
主墙受压后,整个房体在几个地方都有形变,不过都修好了。我其实同意第一个
inspector的看法,把土移走后,房子自然回settle back,但加固一下总是好的。
治本的办法是水土保持,在受影响的墙方向上,20'~30'地方再建一retaining
wall。
以上是对房子的建议,对楼主的建议是,不要买:)
没错,这是个大便宜,但不是给连这种问题都要到mitbbs上问的人能捡的
