各位给看看，我觉着应该refinance, 大家给壮壮胆，谢谢！
现在 30-year fixed at 4.75 since July, 2010 本金： 143000 monthly: 747
想refinance to 15-year fixed,
剩余本金： 137675

1）你贷款额度小，不会有人给你做no-cost的。即便给你做了no-cost的，利率一定会
很高，你一定不会接受的。
2）不是no-cost的，就一定有至少2100以上的费用支出。这个摊到你每月省的贷款还款
里，需要多少个月之后才能开始有收益，你自己先算算。
3）与其搞重贷去降低月供，不如加快月供额度，尽早还清贷款。
4）总支，你贷款额度少，才十几万，应该以尽快还清贷款为首要。

利率下来2%,一年利息可以省2千多，如果楼主要住几年，就算有closing cost也肯定合
算。楼主自己算算。

你现在利率很高,所以付一点closing cost做refinance是值得的.

现在 30年都能搞到 3.375..no P no F..

能从4.75降到2.75，为啥不做？做了以后每个月可以多付一些，cover贷款期延长造成
的cost

我觉得你搞复杂化了。
只要30年跟30年比较一下，看几年能break even，然后决定15年的还是30年的比较好。
直接拿30年的跟15年的比不好比。
