It is not a cost by doing refinance.

Interest is not cost as you have to pay it regardless refinance or not.

you did not need to pay mortgage at closing month, but you have to pay
interest.

由于mortgage是后付的，比如：1月due的statement，还的是12月的本息。这样，1月内
close的loan，borrower是没有付过1月的按天算的利息的，这就是payoff letter上会
出现利息的原因。
这部分利息并不是refi的cost，而且borrower之所以refi，是因为rate上或其他方面有
切实的benefit。因此，这部分利息是由borrower承担的。
