其实我只是做贷款的,房屋投资不专业,只是说说自己的感觉。保险那个可能有点用词
不当。
condo都有一个master insurance,基本保了所有东西,外墙,公用,设备等,这个保
费是在你的月管理费里包含的。而且有些condo,如果里面有问题,管理公司都免费给
你修的。
你如果要办贷款,还需要自己买个ho-6,叫walls-in coverage。保你的内墙和个人物
品。有些master insurance也保你的内墙。 如果是出租房,还要rental loss,保额一
般等同于6个月的房租。
而ho-6非常便宜,通常一百多每年,因为master cover了大部分。
Condo这东西啊,就是产权越小,责任越小。不像single house,你地头不管出点啥事
都要你来抗。

There are good condo and bad condo like good location and bad location.
usually higher cost means higher pay off and higher risk. In NJ where
property tax and condo fees are high, the profit margin is limited compared
to university cities where tax are low. I used to live in Albany NY and a
terrible twin family house was sold for 60K and the owner get about 1200
rent out of it per month. It is a great deal. This won't happen in new
brunswick or philly UPenn areas because house prices are high and tax and
condo fee(if it is not a single family) are not low either. Condo is more
for young prof or small family, so school district is not important.

return rate is based on return each year for a fixed number of years.
Whether it is good return or bad return depends on a comparative context.
For instance, why real estate, why not stock. You need to calculate your
opportunity cost.
For second/non primary residence, your mortgage usually has to be based on
25% downpayment (more risk). Maybe my state is different but I did not see
my clients having difficulty getting insurance in NJ. For the mortgage,
banker/broker like to lend larger sum of money to borrower. So if you
investment property is only around 100K, mortgage will be costly. You pay
your income tax when this property bring rent to you and you can deduct
renovations/or maintaining this property as cost of running business. When
you sell this property, you may need to pay capital gain tax.
