Seems more Mar/Apr 485 got approved than Jan and Feb? Or it is because all
Jan/Feb 485 have been approved?
Mine RD is 02/08. Still nothing....
Anyone on the same boat?

每次问他,利率都比我在网上能找到的最低利率高0.125%.比如今天他给的是3.5% 30年
固定(20% down),前几天是3.375%.
快close了,要不要换人呢?还是说网上随便看到的利率是假的?

Really? this sucks
But I think most of Jan/Feb 485 should be EB2's, and they cannot get
approved at this time point, which means only EB1's 485 can get processed
Just don't know why it takes such a long time...

Da Mi stays with all of you, 02/03 NSC.
It has bypassed the normal processing window, and the 4th SR has been
submitted. I will let you know if any update.

what does Processing Date mean? Priority Date? If so, I think they linked
your 485 to the wrong 140 case.

I think it's that each calendar month cannot exceed 10% of the total 140,000
, but not the RD month.

The senator replied:
Fingerprints and FBI name check are current and visa is available, however
the I 485 was filed 02/07/12 and currently, we are processing adjudication
ready I 485’s which were filed 12/10/11.

If you dont lock the rate right away as they promised, you can not gurantee
to get the rate. Even for today, rate has been worsed twice since morning.
The valid comparasion will be quoting the rate with same conditons on same
time so you can compare. Of course, final locking with the promised rate
count.
If you are almost closing, changing different loan agent will definitely not
a good idea since you will run out the time.

Not really, USCIS mailed me a new i-I40 (EB-1A) with PD of NIW, meaning it
was relinked successfully.

Mine RD 2/10, ND 2/13, TSC, still waiting
did SR and contact congressman, go the same answer: we were processing cases
on Dec 10, 2011...........

my RD Feb. 28, ND March 2, TSC, got FP notice in May after two SR. I did a
SR 4 weeks ago, and just received a letter recently, "your case is under
review, during 60 days, a decision will be made, etc."

loan officer一定会告诉你，之前缴纳的信用检查费、房屋估价费等大约500刀，没了
。而且，新一家的lender未必能在合同的close date前完成贷款审批手续。

要结合看closing cost，还有Point吧，其实0.125也还好，合每12万贷款，每个月的利
息也就12.5元，如果贷款额度不是很高，也还算可以接受。

30年差0.125%,相当于2%的PV,好几千了.如果铁心2年后re-fi当然无所谓,但是目前看来
2年后没有机会refi了.

能帮你顺利的close最重要了，利率高一点就让他降点cost补偿一下。

今天是1月3日，1月只有小马丁路德金一个假日。
如果过户日期是周四的话，比较好。

如果只比网上能查到的最低利率高0.125%，并不觉得是什么大问题。个人觉得有些网上
的利率不能作准。
不过，唉，如果没锁rate的话，不知道这个月的rate能怎么样了。。。

不好说.过几天两党会讨论debt ceiling问题,到时候利率应该会跌下来一些,但是能跌
到什么程度就不知道了.

agent说他的rate都是从BOA/ Chase/Wells 乏狗这些地方拿的,不知道其他小mortgage
公司的agent是不是也这样.

网上最低利率需要最好的条件.
for example, $400K<=loan amount<=$417K

BOA/WF/Chase/CITI...etc those banks' rate are always higher than the small
lenders. that is why you feel the rate your agent quoted for you is always
higher.
