Sorry at work I can't typ e Chinese...
A friend is in China and he wants me to sign refinance closing documents for
his mortgage. He can give me power of attorney.
Any risk with Power of Attorney for me ? Should I ask the bank for a letter
that I am not responsible for any consequences of this mortage ??

As long as he can provide POA, then it's fine. It's very common for my
clients to do POA during refinance. I don't see any risk.

如果只是friend，LZ应该无法在对方不在场的时候签那些docs的，title 公司和lender
很难接受类似的POA的，除非LZ在deed上。
比较简单的方法是让国内的朋友Power of a real attorney. 而已title公司和lender
对该类POA的要求很严，应该是那种无条件授权的POA。
一下3类比较容易被接受：
. Spouse not on the deed;
. Other individual on the deed;
. Borrower attorney.

This is going to be a "specific POA", i.e. only for this closing.
Let's see.
So sounds like if lender/title agent (Wells Fargo) accepts POA and let me
sign, there shouldn't be risks for me. But my friend is permanently in China
, me still a little nervous.

Lender都是接受POA的,问题是你和这个房子没有任何的关系，Lender是不会接受这样的
POA的。你的朋友可以在中国签Loan doc呀，我的好几个客人都这么做过。

真的谢谢大家，终于回家可以打中文表示感谢。懂了一些。
这是一个refinance. 朋友回国了。refinance是没有attorney的。他在和mortgage
agent联系。
貌似lender的risk比我更大。不知道lender接不接。看吧，有news我来update。
