本来以为 close 时候相当于付了首付了。刚才银行打电话来说只能用于 closing.
算账付closing以后，还余有房价的 1.2% 左右. 如果不用掉会回到 seller腰包里。
实在不想 buy down points. 有什么别的办法用掉？
能不能预付 property tax? 如何操作？

让agent under table 把钱给LZ。如果出现在loan上，不可能拿走超过closing的部分
，也没有办法预付很多的property tax，不符合escrow账户的管理规定。
买point吧，反正不买的话也拿不到这笔钱。

我也奇怪，我的 lender 是 WF Home Mortgage, 他们似乎和 listing agent 有联系，
相互打电话。

预付property tax 的上限是多少，按照escrow帐户管理规定？

开个impound/escrow account, 可以买一个贵的保险, 然后以后把它再cancel.

我在 wells fargo 贷款是有 impound 的，我能直接把多的存在 impound 里面吗？

如果impound已经放滿了, 那就没戏了.
您买的是什么样的房子? 怎么会扣除所有的cost和impound, 还有这么多的seller
rebate?

impound 不知道有放任何金额，但是我看 commitment 和 GFE 确实有 impound
account. 一般 impound 应该扣除多少？HUD-1 哪些项目是放在 impound 里面的？
closing cost 是 6000 左右。
loan officer 向我兜售 points, 是不是太不地道了？卖家急着卖给的还算可以，当然
我们offer给的也很高，所以大家好商量。

没有买point. 因为在给之前我已经和WFC 的 officer 沟通过了. 我的buyer买的是新
房子, 所以用的是builder preferred lender.
这些有关rebate的事应该在开始做loan之前就要计划好, 不过有的real estate agent
也不大了解这些事.

You can not see the impound account number till your final statement is out.
depend on when your loan is closed, usually it will be 4-6 months property
tax + home insurance. For refinance, sometimes it can be even higher as 8
months reserves if the property tax bill is already available.
If you still can not use up this money even the impound account is setup,
try to ask agent if they can write the check for you without going through
the escrow. This is case by case and different agent might deal with this
situation differently.
Or you can choose the lower rate by paying the closing cost by your own
rather than no cost loan.
If you still have something extra, then you have to purchase the point to
get lower rate. It is still better than wasting it.

Impound account usually request to have property tax AND home insurance for
reserve. But if the house is PUD or CONDO, sometimes lender will just
request property tax only in the impound since your HOA will cover the
insurance part.
It is not "Impound account 要买保险" :)

不同的lender policy 不完全—样。
部lender可以付一次性的closing cost.

如果是新房有 HOA 门罗努斯可以放，我这个老房啥都没有。
贵点的保险问了一年能多花1k，而且prorate 只有两个月
