是不是应该INSPECTION后的讨价还价都谈妥以后?

I bet you have the contingency on mortgage. If the appraisal value is lower
than the sell price, e.g, sell price is 100k, down payment is 20K and and
appraisal is 80k, the bank will only give mortgage of 80*.8= 64K. then bank
will ask you to increase your down payment from 20k to 36K. At this point,
your previous contract with the seller is broken because you can not get a
load with 20K down.
At this point, you can re-negotiate with seller, either ask him to lower the
price or give you credit to help you with the down payment.

In NJ, your mortgage company order appraisail. you need to talk with your
mortgage person re timing to conduct appraisal. after inspection
negotiation is a good timing.

一般都是在inspection之后,客人确认会买这个房子了,才会order appraisal。

早点儿吧,我就在为这个烦躁。今天就是最后期限了,appraisal倒是前天终于出报告
了。可是律师非要等做完appraisal才去order title search 和title insurance。卖
家自己还要和别人在5月1日签合同,所以说什么也只肯延期到下周二,就是4月30日。
我怎么看也来不急呀,这个title insurance怎么也要下周一周二才能出来,然后所有
材料才能送给underwriter看。

In CA, standard appraisal contingency is 17 days.
