different lenders use different third party providers that pull different scores for different purposes using different models too many variables so you really don't know until the reports and scores are generated but judging from your scores you should be fine

New house? 没什么值不值的问题。贷款的不会估价低的。 如果贷款给做,当然不用appraisal。那个是给银行看的。

Then it is wise to save that $400. Sounds like the results of the appraisal is not going to change anything, and the bank is comfortable with your offer , what's the matter? You did your homework before you offer, right?
我们做了Homework,这个区的房子最近卖掉的房子的平均价是203,000 (Buyer Agency 的数据). 当时Seller listed price is 222,000 (zillow estimation: 210,000, tax assessment: 203,000),我们还到217000 (还能拿到 1000-2000的Rebate,还有 一些Repair credit). 但是参考的房子和我们不太一样:我们的是Gated,有swimming pool, basketball and tennis court,另外是Cul De Sac. 我们不知道值不值,反正最多Overpay 几千刀。

Appraisal is only used for loan. It is normal if lender believe you have low risk and can skip the appraisal. Appraisal is not same as inspection which you need to get it done to see if any potential issue the house has. Unless you insist to do the appraisal and wanna use appraisal value to against seller to reduce the price, but it will make the processing longer if you have appraisal third party involved and also you might not necessary succesfully negotiate the price with seller if price is still the same as purchase price ( most of the cases it does). If you really like this house and wanna get it regardless, just skip appraisal as lender said and go for it.
