我就是问了我以前买房子的agent, 他说如果他来管理出租房，收房租的10%

分地方，１０％也正常。还是请agent帮管，很多凡心事agent会替你挡，如果异地，自
己做eviction也不现实。

烦心事， 比如？
我就是在想，如果哪里坏了需要修什么的，还不是得我掏钱，manager只会给找人来修
而已吧。
而且这房子挺新的，06年的房子，appliances也是去年新买的。
我真不知道manager能干点啥事，感觉就像是买个保险图个心安似的。可是想想要是就
为了以防万一有什么事方便，让我每个月付10%又不那么甘心。
btw, 这里是大学城，租房子的人一般都是学生。

Do you think you have the experience to handle the tanent? You decide to fly
back to hire somebody to clean the house before the new tanent moves in.
Right now, I am in a rental house. When the former tanent moved out, they
did not clean anything. Even they promised to clean the carpet, they did not
do it and just simply said at the last menute there were snow coming on
their way to the new state. They had to leave earlier. It sounded all right.
But what the hell, no carpet cleaning company was open for the Christmas.
The faucet in the kitchen was leaking, the washer was losing its function
and the bathroom was covered with mold. It took my family 4 days to get rid
of the mess.
If your house is really good, try not to rent it to the students. The best
way is to sell it ASAP. No tanent will take care of the house for others.
The former tanent was claiming they owned the landloard a lot. I even could
not understant them once I walked into the house after they left.

多谢了！非常中肯。确实什么样的租户都会遇到。
我这个房子是全tile的，所以不用担心会搞脏 :) 但是着你这么说如果住一年都不检查
房子都不知道给整成啥样了
