做这个前先想好了,这个房子你到底要不要。
目前的情况是如果你要按现在的合同执行,可以走LoneWolf的建议。
但是你不能对合同做改动了,即不能根据房检结果或银行评估价要求降价,你的任何新
要求卖家都可以拒绝。你可以根据房检结果不买这个房子,效果和卖家取消合同是一样
的。

Contract is a contract. Once it's signed, it is legally binding. I suggest
lz read his/her contract. The contract we signed says the sellers have to
pay the same amount of the earnest money to the buyers and if buyers are not
satisfied with that buyers can sue sellers for more compensations.

Seems it has 5 days cooling period for both seller and buyer after the
contract is signed.
It says attorney of seller or buyer can disapproval the contract (
disapproval reason can not just solely be price) within 5 days of acceptance
.
I checked with my agent again. He said he did 't see any breach of contract.

Agree contract is a contract. Just a reminder to you, a binding contract can
have a provision to allow one or both parties to terminate the contract
without any reason within certain time limit.
Another reminder to you, a binding contract may have a provision to force
you to go through mediation process first. That means you cannot sue the
other party immediately.
At the end, it all depends on how the contract is written and interpreted
according to the local governing law.
Since none of us, even Lz himself, has read the contract and is familiar
with the governing law, I recommend not being so assertive with our
conclusions.

mentioned. Could anyone take a look and see if this gives the seller the
right to break the contract. We signed the contract on July 3 and seller
cancelled it in July 5. No earnest money has been submitted and no
inspection has been done.

Within 5 business days after the date of acceptance, attorneys for the
respective parties , by notice, may
A. Approve this contract , or
B. disapprove this contract, with disapproval shall not be based solely upon
the purchase price, or
C. Propose modifications.........blah blah
