personal experience..... (Ca, Los Angeles)
start off with buyer agent during the first 4 months - visited countless
open house (avg 2-5 open house per week), agent is only useful for :
1. open door for me,
2. asking me to offer 15-20% over listing price,
3. asking me to remove every contingencies when making offer (yea lol!)
4. I asked for cash rebate, he just smiled at me. (lol)

took friends advice and use seller agent as dual agent.
1. open door for me + give me entire history of the place, such as who were
living in the house, how old is the central ac, who are your neighbors, how
are the hoa doing. (all the infos that buyer agent will never get!)
2. tell me exactly how much I need to offer to beat other bidders and showed
me signed offers from other buyer. (this is why I believed the agent)
3. fixed little things in the house without me even asking , bought new
washer and dryer from sears (brand new $1600 with 5 yrs protection plan and
rcp)
4. $3000 cash rebate (i didnt even ask for it)...
so....i was very happy with my dual agent~! /the end.
