有人用过Chase Homebuyer Advantage Program吗?
新手我今天去Chase找mortgage banker问了一下estimated loan costs
Type of Loan: Conventional 222-FNMA Conf Fixed
Interest Rate: 3.625%
Loan Term: 180 months
Loan Origination Fee: $0.00
Loan Discount Points: $0.00
Appraisal Fee: $460.00
Credit Report Fee: $10.00
Tax Service Fee: $87.00
Application Fee: $460.00
Processing/Underwriting Fee: $595.00
Third Party Courier: $75.00
Flood Certification: $11.00
Settlement/Closing Fee: $800.00
Abstract/Title Search: $180.00
Doc Prep-Settlement Agent: $150.00
Notary Fees: $150.00
Lenders Title Insurance: $1263.00
Owners Title Insurance: $1560.00

这个Conventional 222-FNMA Conf Fixed和普通的15yr fixed有什么区别啊?Chase的
人还给了5/1 ARM 4.375% 这些rate看着跟其他lender比差不少啊

closing cost 大体可以分成3大类
第一类,跟lender 相关的费用。你这里的lender的费用如下,共$1698, 减去Closing
Cost Rebate 470.00, 剩下$1228. 这是一个合理的费用。
Loan Origination Fee: $0.00
Loan Discount Points: $0.00
Appraisal Fee: $460.00
Credit Report Fee: $10.00
Tax Service Fee: $87.00
Application Fee: $460.00
Processing/Underwriting Fee: $595.00
Third Party Courier: $75.00
Flood Certification: $11.00
第二类费用,title company 的费用。在很多州正常的买卖(not short sale or
foreclosed property), buyer决定用哪家title company,所以你可以多比价最终选择
费用合适服务不错的title company.
Settlement/Closing Fee: $800.00
Abstract/Title Search: $180.00
Doc Prep-Settlement Agent: $150.00
Notary Fees: $150.00
Lenders Title Insurance: $1263.00
Owners Title Insurance: $1560.00
Title Policy Endorsement: $25.00

第三类费用,政府的费用,not negotiable.
Recording/Filing Fee: $125.91
City/County Tax Stamps: $1237.50
如果你的贷款额低于417K, 15yr利率应该能再好一点。你不用管Chase给你这个
program 去了个什么名字,他就是15yr fixed, 用的FNMA (Fannie Mae)的利率。如果
贷款额高于417k, 那么3.625%的利率还是不错的。不管哪种情况,5yr arm 4.375% 的
利率都太高了。

chase 给你的estimate cost, 其实title cost 中的owner title policy是根据sales
contract 规定而定的,若seller选择title自己的title company, buyer 可以要求
seller 承担owner title policy,当然各地有不同的规矩,这样你可以省下一笔费用。
另外,lender cost 中的application fee 也是可有可无的费用,每个公司有各自的规
定。
其实,loan费用的高低还是要看loan金额的大小。
