看中一个40万左右的townhouse，卖家要5% 的 earnest money，同时可能需要
inspection contingency。请问这样会不会有啥问题？如果inspection有问题，我们能
拿到全额的earnest money吗？

一般是3%.
只要有house inspection contingency, 在规定天数内，即使change your mind, 也应
全数拿回定金。

稍微有些高，3%是正常的deposit amount。你有inspection contingency就好了，如果
inpsection有任何问题，可以退出的。

I would say no.
1) the earnest money is too high.
2) inspection contingency should not be waived.

在我们农村，40万房子一般2000刀忠诚金。无论如何都不能waive inspection
contingency，除非是拍卖的白菜房子

5% earnest money在新泽西还是比较常见的。不建议waive inspection Contingency。

At most 3% for 40w house. For example,3000 before inspection, give the rest
after attorney review.
Never waive inspection contingency.
But you may say you will not ask credits/repair after inspection,
if you really want the house and you price in the repair in your offer.
After inspection, you can still cancel contract.
