正在跟卖方讨价还价关于inspection contingency的细节，我们希望在房子检查出问题
后可以终止合同，但是卖方希望"In the event the inspection reveals major
repairs and the seller is unwilling to make or provide a credit for then and
in that event either party may declare the contract null and void"
所以我想请教一下像这种“major repairs”该如何界定？另外大家合同里关于这个的
条款一般是怎么写的？我买的房子是condo，在NJ
新手买房，很多地方不懂，多谢了！

我们合同是这么写：
if buyer is not satisfied with the inspection results or both parties cannot
reach agreement on repairs, buyer can cancel and get deposit back.

觉着人家卖主这句话挺合理的啊，“major”是个活词，看你们咋商量了，一万块钱的
可以说是，有的时候10块钱的也可以啊（比如哪个插头坏了你又不会修，够major了吧
），就看你咋和人家bargain了。康斗一般很多都是Condo 的HOA管，要不每个月好几百
的 HOA fee 干啥。真喜欢这个房子就一步一步来，有啥问题和你的Agent商量，看咋样
对你们最有利。
