if this property has been listed by an agent, that agent will get all the
commission if you buy without agent. You can try to ask the seller to lower
the price, but normally you will not get what you want. not sure why you
want to without agent.

找个agent, 拿些rebate.

卖方有代理的话，买方不要代理几乎没啥道理。

直接跟listing agent谈，他会做所有的paperwork。

I got my hosue without agent, then you can directly ask how many offer they
got and what's the price you can beat all the offer.
It's really depent on the market.
