Need Your Help on House Inspection Issues# Living

Hi, everyone,
We plan to buy a house. But after the house inspection, there are some
issues:
(1) HVAC Heating Unit 1
Areas of water staining were observed in the heating unit emergency or
overflow pan. Staining is typically due to excess
condensation (water) overflowing the primary drain pan (located in the air
handler cabinet). Recommend consulting with the
current owner and further review by a qualified HVAC contractor as needed.
COOLING Unit 1
(2) Cooling Unit 1
The heat pump unit was tested in the cooling mode because the outside
temperature was at least 60 degrees F.
This unit is near the end of its normal life expectancy. Budgeting for its
eventual replacement is recommended.
(3) The Asphalt or Fiberglass Shingles roof is 12 years old. I am not sure
how long will it last.
It has some other issues, but I think the above three are the most costly
ones. How serious are these problems? Can we get some credit back? How much
is appropriate?
