第一次报出租房的税。搞不清楚要不要报房子本身的deprecation。
我的理解是,报的话,可以降低当年的AGI。
但是以后买房子,如果房价涨了,那deprecation要交25%的税。
我理解的对么?

your cost basis. So when you sell, you will face a larger gain. If your tax
rate were a flat same one every year, no diff. But in reality it is
different.
But it has nothing to do with the "25%" you mentioned.

请问大师,如果报了DEPRECATION最后又变回自住房怎么算,
比如我搬进去了住满两年再卖了,还要报很高的GAIN吗?原则
上5年内住满两年就不用交250K的GAIN了

比如我搬进去了住满两年再卖了,还要报很高的GAIN吗?原则
上5年内住满两年就不用交250K的GAIN了

我看了很多资料,都提到了rental property deprecation recapture。
因为deprecation当年不交税,所以在卖房子的时候,IRS要recapture那一部分的税。
但是不是按照普通的long term gain,而是25% fixed tax rate。

it takes one to know one (Crazy Eddie accounting fraud mastermind). Lots of
good stuff but nothing beats getting an education in securities analysis and
