Not long after we moved in, we found that the window paint, which were loosely chipped everywhere, had lead paint and asked the landlord to at least paint it well. The landlord refused and wanted to evict us. We suggested we pay half of the painting fee then they agreed to paint. The original lease expired after the 1st year. The landlord didn’t ask to renew and we stayed there since then. It has been almost 8 years now. During this period, we tried not to bother them as much as possible, fearing we’ll be evicted. We replaced the stove ourselves, we bought lawn mower ourselves, we cut the trees ourselves, we fix most things we can by ourselves. We always pay the rent on time. The landlord came in a few days ago, saying we need to sign the lease for next year. They liked us since we haven’t make any trouble during the years we lived here. We explained that it’s highly likely we’ll move during next year, and hope to have the flexibility not to sign the lease for the coming year, just as the past 7 years. But they insisted for us to sign, otherwise we have to move by the end of September. Just wondering what rights we have here? Especially with school children with us? If we move during next year and we can’t find other tenants to replace us, it will be a huge burden on us. Is it common that after a few years of residing, the tenants usually have the flexibility to renew month by month, or they have to have the lease to protect their rights? Thank you very much.
