最近想搞refinance。但是两年前买房子时只用了我的名字在title和贷款上。现在得用
老婆名字做refinance。agent和我说得把我老婆名字加到deed上面。我现在正在搞这个
事情。但是有些问题想请教一下。
1，把我老婆名字加上deed后，是可以马上去用她的名字做refinance吗？还是得等她的
名字在deed上面六个月才能做？
2，她的名字加上deed后，我是不是也得和房屋保险公司说一下加上她的名字？毕竟新
的mortgage需要保险证明时得有她的名字对吧。
3，如果顺利做了refinance后想卖房子，是不是也得等六个月后才能卖？

This is not refi.
Ownership change.
Same as sale; may subject to transfer tax.

Before is my name. After is my name and my wife’s name. There should has a
husband and wife exemption on tax, right?
The agent also told us that we can do refinance and add name on deed
together to save a little bit money.

So this is a gift, not a sale.
In CA, it is exempt from transfer tax nor re-assessment.
But it may subject to gift tax if your wife is not a US citizen.

Go to the county registration office.
No tax no fees, Just pay document fees which are nothing: I just checked for
you, here, County record fee $38, Notarization fee $15.
New deed will be mailed to you.

Then you can do re-fi immediately.

我记得有个capital gains 和相应的联邦税的问题。具体最好问律师。
