I do not need any partners or investors as I just borrow hardmoney and then I can keep all of the profit. In addition, I cannot find such deals for you. Not at all. I just borrow hardmoney and keep all the profit. I partnered with friends a couple of times and split the profit half half, but just found it is much better to borrow hard money.
In this field, no one wants to teach you all the details to bring up another competitor. You must learn from your own mistake. Start small, accumulate experiences, and then do larger projects. No pain, no gain.

The most important part is that you need to know the market. You win at the time of buying as you cannot expect to sell more than the others. You must also know the cost to renovate the whole house and try your best to reduce that cost. To my experience, if I estimated $15K, usually I would spend $20K to finish the project. All the small items can accumulate into a big sum.

It is a short sale, so the seller doesn't care about the selling price. As long as the bank can approve the sale, everyone would be happy. The key part is all cash and no contigency. In addition, I have a good record with this agent as all of the short sales I had delt with her settled smoothly. So, she would rather accept a lower offer and settle it, instead of get a higher offer and foreclose it when the buyer walk away.

Can you share the interest rate of your hand money lender? Do you need to disclose that you are a real estate agent when you buy and sell? Is there a restriction on short sale flips, (the buyer has to hold it for 90 days before reselling)?

The rent at this location is only $1800-2000, so it is not a good rental. We could only buy good rentals when the market crashed during last few years . When the market became normal, the landlord will have lose money during the first couple of years.

Just show-off. When I buy, either for myself or my clients, I want to buy the lowest possible price. When I sell, I want to sell the highest possible price. So, as a result, I do not sell to my own clients. It is not a good idea to attract new clients from the website because I would need too much time to win their trust. It is not cost-effective. Tell you frankly, well, I would check the quality carefully before I buy from a flipper. Some do very good job just for a very high price. Usually the flippers sell much more than the market as they know what people want. Someothers would use the cheapest material. I do not use the cheapest material, but of course, not the best. If I need $ 30K to renovate my own house, I would spend no more than $20K to renovate a flipper.

like i said, house flipping is very challenging, take a few years of try and learn, on top of few hundred thousands "play money" to become good at it. sharing ones own experience helps getting feedback and learn faster. many of similar kind of forum exist for this exact reason. Because people don't want local competition (let's face it, the more people doing the same thing, the more difficult it is to get decent deal), online forum becomes very helpful in communicating with people doing similar

I am a full time real estate agent, and flip 3 to 4 houses each year. My income is excellent compared with most people, but, I work 12 to 14 hours per day, 7 days a week. I took only 14 days off in 2009 (one week outer bank and one week Orlando). This year, no day off yet.
