please note that measuring footage is not accurate. +/- 100 ft
is very normal. your case is a little more and you may try asking
for some money back. you might be able to retrieve the contract,
and get deposit back, but you may not able to get back appraisal,
loan application, inspection fees (unless you find a very good
lawyer :)
appraisal of my house is 170 sq. ft. less than they listed, and
we got $1000 back.

I bought the house, and the seller's agent gave me $1000
for the wrong footage. nothing else.
as I said, footage can't be accurately measured. +/- 100 sq. ft.
is normal. unless you can prove that seller and his agent deliberately
cheated, I don't think you can get much back. and it would be
hard for you to prove they cheated.

the base of tax is assessed value of your house.
footage is a factor, but not necessarily the number
the seller gave. in all counties, you can argue
the tax value if you believe it's higher than the
house's actual value.
house price is not fixed by per sq. ft. price times
footage. the appraiser should already told you
what the house worth on market base on his footage
number. if your price is below it, it typically
acceptable. when comparing different house prices,
