ppl buy house usually don't rely on the income from the rental. rental can
just cover the motgage and maintanance, can't make much profit. they still
want to gain from the appreciation.
compared to house, condo's montly charge is high, and appreciation rate is
low. hard to sell. I don't suggest you buy condo for investment.

make sure you consider everything...
such as period you don't have a tenant,
condo fee, property tax, maintenance cost,
management fee, tax on rental income, legal
cost, tenant doesn't pay, etc., etc.

in terms of NPV
what return do you expect if you just invest in other instrumnets
such as stocks,money markets?
If I were you,I'll use the marginal rate that makes me happy.
or comparable return you can get from other place under current economy.
alternatively,using cash on cash return works too.
you don't have to set up your rent below market if you are in a good location,
as my personal opinion.
make sure your tenants have good credit, keep your turn over rate low,
make friends with your tenan

for only one condo investment, this is not necessary...
too fancy to be accurate on your single property.
