难以置信这是谭家明的处女作,这个导演太牛,武侠电影能排出这个水平,可惜他拍的
武侠电影太少。

no fee is only for the loan, far from no closing cost.

挺高的。同一天lock的comforming jumbo 和你一个利率,去除Rebate, 只要2000出头
的费用。
你这个显然因为是no fee.另外也看你down-pay是多少。越少,利息也越高。还有你的
收入和credit score.也会影响一点。

不可能的。
that's a trick agents usually play. nobody covers closing cost.
所以我说楼主的agent太贪婪。3/30号的时候利息还很好,5.25 is too high, agent为
了多赚钱把楼主给卖了。

it is 20% down for ~400K, credit score ~800, at wellsfargo, in bay area.
how much had my agent sold me for?
nothing can be done now because the recent rise in APR?

and closing cost about $2200 on May 5th. 4.5% may still be a little high,
but dare not to wait anymore.

, from lender's perspective)?

but from the lender's perspective, how does the one-time 1% initial fee
weigh against interest rates difference for 30yr? (0.25%? 0.1%?)
