Sorry I don't have Chinese input on my office computer. I'm about to make an
offer on a new condo priced at $545,000. Usually how much lower will the
actual price be? Will $510,000 be reasonable? Thank you!

No real answer for your question.
The actual price you will get can be higher and lower than this price,
depending on the market. You need to do a market search to find it out. Your
offer price should be based on what you find from market research, your
affordability, and how eager you want to actually get it.

I would start from 500k or lower, but now lower than 400k. Of course
it depends on the condo itself, whether it's overpriced or not.
If your region is covered by redfin, you can check the sale-to-list ratio.

我要是你, 现在就拼命找房子不对的地方. 如果卖主隐藏了什么大的开销 (譬如马上要
交的维修费) 你如果能找到发现, 就能狠狠砍一大刀.

我们这个一个房子列了有 300天了，从520000降到419000，该区sale to list ratio
is 0.92。房子不错1997年建，3车库，0.49acre，学区很好。我们想起步360000，不
知道会不会offend卖主。呵呵。

When you are buying a house, keep in mind all the time that you are buying a
house not making friends with anybody. It is a business, nothing more ,
nothing less.
Of course, if your offer price is low, the probablity of being accepted is
also low. But that is part of your bargainning startegy. Offending the
seller should never be your concern.
