正在买地盖房子，seller 提供的title是bargain and sale deed。seller 买的title
insurance 倒是说没有public record show 第三方能claim 这个地。地的owner死了，
estate sale. 他的wife是卖家，名字不在title上.

不用。All cash不必买.

还是买把,万一那天,wife出来claim 你的title,不就麻烦了,花1k insurance买个放心.
