这个seller是投资着,同一小区有好几栋房子都是他在出售,而且seller agent和
seller是related的,在counter offer中有一条:Buyer acknowledges listing
broder is related to the seller。还有几条是否合理:
1. All contingencies except Load & Appraisal to be passively removed after
10 days.
2. Load & Appraisal contingencies to be passively removed after 15 days.
3. Property to be sold as is.
4. Buyer to pay for home warranty if home warranty is desired.
5. Buyer to receive credit of $150 per day for each day closed early based
on 1 30 day close of escrow. If at no fault to be the seller, buyer doesn't
close within 30 days from acceptance a $150 per diem penalty to appy. This
does not apply if buy is delayer due to performance of sellers preferred
lender.

没什么大问题, 卖家明显着急出手, 并且想确定贷款process under control.
你可以先找broker谈一下,看一下他的rate & fee, 还有他可以选择的银行。
你还可以counter back要求自己shop around mortgage, 如果你信用, 收入, 存款
都很过硬, 可以show agent但是不要给他document作证明,
可以bargain的。

What's really going on? Buyers are protected at the loan by law. It is
illegal for seller to do so. The most a seller can ask for is to use his/her
own lender for pre-approval.
