出价买房子要有出价的根据, 不能凭感觉, 和出listing price的百分比没关系. 您把
您出的理由说过agent听,看看TA怎么说.

20几年的房子，内部结构有些过时，基本没有什么upgrade。主要是感觉location不错
，空间还可以，yard也比较大。
同一个区内类似大小，但有至少几万upgrade的房子不久前的成交价也低于上面的
listing price。
agent的理由是出价过低的话会被别的agent利用，具体怎么利用我也没听明白，或者她
没讲清楚。
理论上是agent应该听customer的，但又不想和她搞僵。

如果不是REO或SHORT-SALE,大家一般以10%为一道线. 低于10%的OFFER被认为是对ＳＥ
ＬＬＥＲ OFFENSIVE的报价．
如果你觉得房子的LＩＳＴＩＮＧ ＰＲＩＣＥ太高, －１０％也没人买,你就等SＥＬ
ＬＥＲ降价后再出OＦＦＥＲ．

you need to provide more info in order for us to take a look. what kind of
market are you in now? buyer's or seller's? how many similar listings are
there in the same area? how long has this one being on the market? ever
reduced its listing price and when was the last time it did? compare to
similar listings how much higher does its $/SqFT to others'? etc... we can
not judge based on that little info you put there.

market are you in now? buyer's or seller's? how many similar listings are
there in the same area? how long has this one being on the market? ever
reduced its listing price and when was the last time it did? compare to
similar listings how much higher does its $/SqFT to others'? etc... we can
not judge based on that little info you put there.
