那些条件我都满足了。我在新泽西已经lock，就是看那边利率比这边低了0.25%，灌灌

3.875%应该能拿到些credit来cover部分cost的。不过，NJ 自己付cost也就是3.75%。
如果能拿些credit来cover部分cost，我觉得还是3.875%划算。

东部是不是rate高一些? 在加州, 3.75%可以做到no closing cost

One reason is that several broker in CA in this board. Competition will let
borrower benefits.

I don't think our NJ's rate is higher. Our today's 30 yr fixed rate is 3.625
% for purchase, no point. If loan amount is 300K-417K, single family, credit
score 740 or above, Permanent resident or US citizen, we can do 3.75% for
no closing cost refinance for NJ and PA loan.
