前些天随便lock了30年的 3.125，没点但是有1000的费加上refundable 500的
appraisal fee。
其它的Wells Fargo之流，动不动就3.75啊！
百思不得其解。

我现在就用的wells fargo, 3.5% 30年，1800 credit, 但我现在好后悔啊，什么事都

曾经也是wells fargo的。换成了Wachovia，不久又被wells收购。
最终，到PF。现在第二个贷款，直接就PF，不折腾！
就今天的rate来看，3.5给1800的credit也可以的啊。不算差的。

您如果去过PF的branch就知道了, 它家简陋的难以想像. underwriter用的monitor扔在
街上白给都没人要. 也没有account executive. 所有work都是网上搞定, 人家就几个
人搞定一年几十个亿loan的underwriting. 这种cost saving就决定了PF能给出其它
lender不能比的rate.
PF以前还做H1B和Condo,后来估计不愿意化时间审查这些loan的document,做一个Condo
化的时间和精力一般来说比SFH多了很多. 反正它家不愁没人送loan

Provident Funding. 利率好，但不做H1B or Condo.

感觉LZ应该这么问，凭什么PF比其他银行rate低这么多。
另外，也要在同一天内比rate，如果LZ用一、两周前PF的rate，和现在WF的rate比，有
欠公允。
从我观察所得，PF只有conforming 的30年和15年rate明显比其他银行好，其他program
不是PF的主打产品。基本上同一天的利率，PF也就低个0.125%，最多不超过0.25%。个
别时候，个别program可能会有惊喜，但基本就是以上水平。
G-fee增长之后，PF的rate也没有以前好了。
