当初借款公司说的是30年no points, no fee。
签完合同2天后竟然收到email有个origination fee让我们付:
( processing fee/700;underwriting fee/1000+)
请问我们该付这1700+多吗?

可以把email生成task,加到Calender里面去。还可以把task派给别人。管理项目进度,
安排工作时间啥的还是很好用的。

If this is no point no fee, the origination fee should be covered.
Do you have any written documentations regarding the coverage for no cost?
The origination fee should be covered for sure, unless they have some
catches you are not aware of....

签完合约转天我们email lender要个证明的回信:
Yes, we have locked in 3.4% for you. We will not charge lender fee, tax
service, and flood certificate. However, we have no control over escrow and
title charges, because they are third parties. You will need to take care of
those.
And we have ordered the appraisal. We want to make sure that appraiser is
able to find the comparables. 
We're currently getting escrow instruction, title prelim and HOA information
. If we still need any additional information from you, I will let you know
asap. Thanks!

Loan origination fee will include lender fee + broker commission fee.
For sure, NO COST will definitely will be no origination fee since lender
fee will be covered and broker commission will be paid to broker by lender.
Your loan is not a TRUE on cost becuase they even didn't cover appraisal fee
.

如果是no cost refi,那么lender或是broker最后会把cost退给borrower的,而且结算
是在closing的时候进行,不需要一开始就交。
如果是purchase的话,那么就的去问清楚no fee的定义是什么了。

如果closing statement上面有cover这些费用的credit,就对了。
