卖方报了个价,说cann't afford 低于此价,因为她的银行欠款等等
,差不多这个数,她没有钱补差额。
我感觉是卖方是在讨价还价。有什么办法查卖方欠银行的余额?
只知道卖方姓名,年龄,和贷款银行。

一般银行不会向第三方透露类似信息。
可以要求卖房提出证据证明loan balance,要求看最近的一张mortgage statement。

I think the realtor can search and get that information. When I purchased my
first house, my agent sent me that info, but I did not take advantage of it
. Also, you can search the county records, and you may find the loan amount
as well.

thank for the reply. i have never searched county records. which office
should i contact in order to search the records? are there any specific
county records i need ask for?
by the loan amount, do you mean the original principle when the mortgage was
borrowed, or the updated current/recent balance?

you can check county record, but it will not show the current balance.
normally seller will not cheat on this kind of thing.

查出来了,卖方2008年1月贷款 214,200 (10% down), 30年。
如果用当时全国平均利率6.25%算,到今年初,余额为200K.
据说卖方今年没有还贷款,那late payment = 1320*3= 4K,银行pannelty算1K。
那么,卖方的break even = 218.1 K = 200 + (4 +1) + 218.1* 6%

卖房seller还要付一些closing cost, 几千块吧
另外还要考虑HOA/property tax payment

如果有realtor的话,listing/buyer两边加起来又是5-6%
