shall I go to a bank to get a "Mortgage Pre-Qualification"?
how long will this usually take? I mean if I can get it immediately (or the
same day) if I walk into their office?

I am doing mortgage too. Here is a banker I contacted. So far, his rate and
other costs are competitive. (And he is pretty responible, always calls me
back as promise).

几天去BoA了，结果pulled my credit history （hard），不知道是不是每一个银行或
者broker都这样，这样的话，不太好多问几家了。
今天给我的rate是4.375 （30 years），感觉还可以似的。第一次购房者有discount吗
（比如低个0.025)？

你只拿那封信没必要去别家。
等contgract签好再多问几家。

you need to get pre-approval letter. Pre-qualification is not useful for
offers because loan officers do not do their homework, such as run your
credit, check your debt and assets.
you can go to banks or loan brokers to get this letter.
