In general, mortgage broker (as a wholesale) could give you the better deal
than retail bank.

每家Lender都有特定的用户,还是要看你的贷款情况来选Lender.

Don't use big banks like BOA, they suck and take forever. I agree that
broker can get better deal for you since they are kind of wholesale.I did my
refi with broker and got it done in 3 weeks. If you need recommendation,
send me an email and I can give my agent's contact. She gave me the best
deal I could not find in 2 months....haha, it was old story, now the rate is
even better I heard....

如果是买房，我不建议try他家，underwriter极为picky，误了closing就不好了。
如果是refi，他家rate现在不错。

Every mortgage broker need license. You could find their info from state
board.

Personally I would just talk with bank directly. It's a lot easier, and
often means better rate.

My friend went to Wells Fargo since he has account with them. It is so easy,
even does not ask for the bank statement, yet the rate is not that decent.
It is case by case.

amerisucker collected my information only to deny my application citing not
doing helco to investment properties. it looks like their bad lending
practice and acquisition of country wide have spayed them. lol.

Eventual, most conventional loan principle will end up with Fannie Mai/
Freddic Mac. Most banks are just loan service provider to earn tiny while
stable service fee year by year.

Most conventional conforming loan principle ends up with the Fennie Mai/
Freddic Mac. Your bank is likely just loan service provider.

我的case是，Wells Fargo，两个礼拜commitment，三个礼拜close。
板上的brokers都极力推荐大家使用brokers，但是事实上broker不要随便使用除非你特
别信赖。
多了一个中间人，就多了一个出问题的环节。。。

你说的当然对，多数时间不是，而且可以帮助客户准备材料，但是少数时间是出问题的
根源。
