Do we need exactly 30% (20% is fine but I want to put 10% more since I don't
have any other investment) or a couple thousands shortage is fine for 30%?
Right now i don't know how much is the close cost so I don't know if the
money in the account is enough.(Transferred money online and it won't be
available in 5 business days so I cannot use this money for down payments.
That is why I might have a shortage for a couple thousands)

Turn the switch on, no sign of working. Buttery is charged full. How to fix?
Any suggestion?

You could put more down payment before loan doc is out by adjusting loan
amount.
