Fresh stat PhD 拿到东部一药厂的offer，95K+12% bonus+5k sign on。感觉base偏低
，但不知道大概谈到多少合适。大家给点意见？
药厂没法和IT公司比，大家别鄙视我。我看glassdoor上类似职位中位数是110K，但不
知道有没有包含bonus。

我整理了下我所理解的从下offer到close的流程，大家看看我说的对不对，不对的请指
正。还有什么重要的点我没有列出来的，也请告诉我。
1 buyer找agent写好offer，签字，提交给seller；
2 seller接受，签字；然后返回给buyer签字；
3 双方签字，合同成立；是不是到这个阶段会有一个3天的无条件反悔机会？是征对买
卖双方的吗？
4 给房子做inspection, 如果对结果不满意，除了可以跟buyer讲价，可以以此为条件
退出并拿到定金吗？--同时开始练习loan;
5 inspection完，没问题，就是loan了；
6 如果loan一切顺利，那大概30天顺利close；如果loan有问题，银行不给贷款，交易
失败，buyer还是能拿到定金？

在这期间，buy agent所起到的作用，我所想到的：1 开门带看房； 2帮助分析房子状
况，估价；
3 写offer； 4如果有纠纷，帮助处理；（关于这个，是不是实际上就是合同说话？
agent起的作用很小？）

我的agent肿么告诉我初始offer签一次字就行了，剩下的讨价还价不用再签了

我心里期望base到115k，但不知道会不会要太多。
--Not too much, it's just industry average
对面HR态度差，问她要range她不给。
--HR usually don't give range, nor should you.
If you do not have other offers, it's difficult to negotiate to be honest.

3 I am not sure. But I guess it would be OK if you don't even open an escrow
and put any money in. Unless the seller is crazy. A reasonalbe seller will
understand and will move on quickly

experience. It is not about the contract itself, it is about how to use the
contract. It is like law. The law is same for you and an lawyer, but the
laywer understands the law and knows how to use the law.

115K is actually above the industry average for fresh PhD.

With my limited knowledge,any counter offer needs to be signed by both
parties.

Many people bought houses with an attorney.
Many people bought hourses themselves.
