BREACH OF CONTRACT; EARLY TERMINATION: In addition to any obligations
established by paragraph 29, in the event of termination by Tenant prior to
completion of the original term of the Agreement, Tenant shall also be
responsible for lost Rent, rental commissions, advertising expenses and
amounts from Tenant’s security deposit.

你这个情况landlord很无理。你的lease还有2个月, 最差情况就是你把下两个月的租
金付了走人,1年的lease正常结束, 他是绝对没有理由扣你的deposit的。如果他
lease结束之后21天不退
deposit,那你可以去small claim court告他 and ask for 3x the deposit.
我去年有个特殊情况,一个12月的lease在7个月的时候必须break, 一开始landlord也
气势汹汹,说要扣2个月rent加full security deposit, 等他重新租出去之后根据房子
空了多久再决定能不能给我退回一些rent. 后来我用学校的legal service找了个律师
问了问情况, 回去和我的landlord交涉,最后的决定就是我给landlord打广告show
apartment. 结果一个周末来了十几家人看房子,很快就租出去了,最后我们前脚搬后
脚下一个tenant就take了lease. 我们雇了个professional cleaning把房子打扫干净给
了下一个房客。 房东扣了我相当于半个月房租的security deposit, 别的都还我了,
也没有损失任何rent。其实那半个月的房租都没有理由扣的,不过我们觉得怎么还是有
些理亏,就不和他折腾了。
