happen to my refinance if the house appraisal is lower than my estimated

如果你的房子里面的equity足够多,就没有影响.

the appraisal value will affect your LTV. depend on what refi program you
are doing, the LTV may affect lender rebate or even rate. for example, if
LTV <60%, the rate/rebate will be better than LTV 70%.
If your LTV > 80%, you have to pay mortgage insurance.
Another option is pay down loan amount to bring down the LTV.
LTV = loan amount / appraisal value.

只要贷款额/估价值<=80%, 就不会有PMI.
