大家好,有一做软件开发的朋友,想问问熟悉美国patent方面的朋友,能帮忙回答一下
么?
朋友大约去年十月底从前公司离职,在前公司工作时候公司在美国申请了patent,现在
收到前公司秘书邮件,说是要在其他国家申请patent,收到前公司给的大约6份材料需
要sign,有Assignment Agreement,Deed of Assignment, Assignment,转让合同等
。朋友觉得大部分材料可以签,有一份材料Assignment Agreement比较困惑,里面有“
I/We agree that when requested will, without charge to Assignee(previous
company) but at its expense, sign all papers, take all rightful oaths, make
all rightful declarations and do all acts which may be necessary, desirable
or convenient for securing and maintaining patents or other forms of
protection for the inventions in any and all countries and for vesting title
thereto in Assignee.” and “I/we **** hereby sell, assign and transfer to
previous company name ****(没有sell过,朋友估计是专利申请需要这样写) 和另外
一些其它条款,让朋友感觉不舒服。
上文里面do all acts which may be necessary是指以后如果前公司需要,就要完成前
公司给的有关该patent的任务么?比如开发或者其他设计等任务,而且不论多久,都是
无偿服务。朋友觉得短时间帮忙,没有问题,太长时间就不确定了。朋友已经离职,必
须要签这份材料么?如有清楚的朋友,麻烦请帮忙回答。非常感谢!

30万down,最少17,8万年收入,取决于其他开销。

90万的贷款,如果一个jumbo comforming 729k + HELOC 171k
1.2 million 的房子恐怕只能贷出12万左右的 HELOC。 此方案行不通。
那就只有jumbo loan 900k 一条路了。200k 收入有点够呛。

$900k的jumbo按今天starone 5.25%的利率,每月不到$5000。再加p-tax insurance每
月撑死$1500。总共$6500。$200k年薪只有39%DTI。

if double income, you need to pay
8.5% social + medicare
16500 * 2 = 33000 401k
about 25 - 30k tax
so about 10k a month
if you have kids at least 1k -2k extra,
plus gas, utility bill, maintenance of home, etc, you need to survive with
about 1k a month

for p-tax + insurance 其实包括 maintainence,否则$1250也就差不多了。
$6.5k*12 = $78k for the house
$200k*.0765 = $15.3k for SS+Med
$30k tax
that's $123k fixed cost. if you want to max out 401k, that's another $33k,
but it's not mandatory. so you will still have $44k left for daily spending.

200K income with only 30K tax? are you dreaming?
you need to pay at least 35K to 50K combined tax

我这个标准是房黑的标准,还叫撑? 你没看见那几个回帖说25% downpayment, 17万
,20万,25万年收入就可以撑的,那才叫勇敢。

also u forgot including 15K - 20K prop tax
that leaves you about 200K - 123K - 20K prop tax - 16K (additional
income tax) = 41K for rest of your life,
so you have total of 41K/12 = 3.4K for monthly spend for food, gas,
utility, house insurance, 401K, health insurance, any medical expenses
etc.
If you have no child that maybe doable, with 1+ child thats impossible
to do with 200K income

and you don't need to pay $46k total income tax for $200k income
with a $900k mortgage. $35k tops.

you dreaming again, 6.5K for prop tax + 900K mortgage + maintenance.
Mortgage (+mortgage insurance) alone will cost you around $6K per month
for 900K loan.

i have real data. why would you need mortgage insurance if you're
paying 25% down? today starone's jumbo rate (up to $1M) is 5.25%.
$900k loan monthly payment $4969.83.

you really know nothing about tax. and ca amt is quite hard to hit.
certainly not with $200k income.

其实买1.2m 以上的房子的人, 大多付了超过25%的downpayment,loan amount 和买80
万,100万的人差不多。
版上有恰恰付25%的down,买1.2m以上房子的人么?举你的手。。。 没有嘛。
