does this area have bad smell? been there twice last week, didn't smell
anything bad. but does this area smell bad in summer?
there is a big street( old Piedmont hill road) behind the fence, how bad is
the noise/traffic for this street?

milpitas南面和靠山是不太需要考虑臭味的,不是完全没有味道,是能闻到臭味的日子
很少。
周围很多华人超市,中餐馆,生活方便。
除了小学还不错,初中高中跟cuptino还是没法比吧。
如果是在fremont或者san jose上班,交通非常方便。如果是在sunnyvale,mountain
view中半岛上班,好堵。。。
old Piedmont hill road车不算多,也不算少,如果不是很sensitive,听久了就没感
觉了。

are small, old (low ceiling and dark) cheaply constructed tract houses,
only poor people live in these kind of houses in S. Cal. the street is also
cramped, narrow and full of ugly utility wires above heads.
this small area in Milpitas looks like a planed community, all large mordern
styled, 3 car garage stucco tile-roofed houses, wide street, large
driveways, no utility wires in sky, it's more to my taste, even though the
school maybe not as good.

我们去过那一片好几次,几乎都有味儿。就算你鼻子不那么敏感,可是market上其他的
buyer有这个concern,就会直接影响房价。
买房第一是location,湾区这里大家说起来就是按city分了,suppose你只有50~60w
budget,那就买Milpitas;你的那个Budget就是Cupertino或者94087拉;如果有1.2M以
上,那可能就会上Palo Alto了。
所以你那个价位买在Milpitas大家都会觉得很奇怪,因为Milpitas就是个“烂区”在大
部分人眼中。当然,你完全可以不在乎别人怎么看,不过如果我告诉你
,你买的那个房子在过去10年完全没有涨价,而那些“小黑屋”可能涨了20%,你还能
保持心态平和吗?
当然买房还有个commute的问题,这也是我们最后end up在94087的原因。总之,我觉得
你慢慢看看,刚搬上来,别着急,等摸清情况再说。现在回想,我觉得我们当时还是太
着急了。

we looked at many 94087 “小黑屋”, 觉得性价比太差.
好小学 要抽签, if 抽不上,要去烂小学, 好初中 is also overcrowded and may
need 抽签 in a few years. Fremont High School is very 烂.
commute is not good for me too, Lawrence is very congested during traffic
hour, we pretty much gave up on 94087.

1M可以买山上的豪宅啊。我上次去95132看过,内外都很豪华的那种,整个南湾尽收眼
底,很爽。学区ms比milpitas还更好一点。

Milpitas Sinnott小学那片其实挺好的。旁边就是2个大公园,生活也方便。不过那片
老房子新房子交错在一起,不是整片小区都是新房子,所以感觉可能差一点,保值也差
一些,房价容易被附近的老房子小房子带下来了。那里垃圾场臭味基本闻不到。但是在
地震带上。不过在湾区的who cares是不是地震带。milpitas high school不怎么样,
还没有95132 piedmont hill high好。95132 Ruskin Elemtary school的没有这么大的
新房子了,山上的应该是Nobel小学。如果不介意稍微远一点,almaden valley/
evergreen的社区可能好一些。学区也不错。
不过一般在milpitas买房的budget都是60到70万左右,1M的budget基本上就去看
cupertino/sunnyvale了。那里这个价位的需求更大吧。

房子这个东西说到底还是地,location,location,location.
妙笔大这个地方作为小夫妻刚起步的地方还是不错的,比较方便。但考虑到臭味,监狱
,BART延伸,社区环境, 子女教育,作为一个长期的solution就不是很合适。

looked at several 95132 "山上豪宅", didn't find any recently constructed
newer houses, the ones I saw are built in 70's, outside look nice, but
inside were not good. very dark, very old.
the city view is nice, also 山上豪宅 we saw were all built on very sloped
lots, all need and has foundation support, I was very worried about
safety and landslides.
also they had very strong wind outside the house when we saw them, the
small mountain road driving to the house is not easy to drive at night.

new houses, the street/neighborhood is not as good either, too narrow,

there is only one good elementary school in 95132, Ruskin, the houses in the
area are all “小黑屋", middle schools are not as good as the Milpitas one
.
this area that I like in Milptias is very small section of Milptias, it is
right next to 95132 ( other side of Montegue/Landass), the house is built
around 1990, the nighborhood looks nice, wide clean streets, big houses,
lots of trees ,flowers and parks.

I have the same feel, just outside these neighborhood of 新房子, are
neighborhood of 老房子, which looks not as nice.
Evergreen traffic is very very bad, I tried once around 6pm, very very
congested, we are not going to look at Evergreen anymore.
will try to look at almaden valley.
1M budget can only buy little "小黑屋" in Cupertino/sunnyvale, 觉得性价比太

this area of Milpitas is very far away from 臭味,监狱. BART lines, I
looked at it a few times, these may not be a problem for me.

I am also considering Rivermark , main concerns are
1. lots are too small, almost like townhouses.
2. airline noise, Rivermark is directly under flight path of San Jose
International Airport, airplane noise in early morning/late night may be a
problem.
3. school. there have been talks for many years of improved schools, but
still not good now.
also I did smell 垃圾场臭味 once at Rivermark, but has not personally smell
垃圾场臭味 near this Milpitas house.

其实楼主的1M budget也可以考虑一下fremont MSJ/Weibel了。那里的均价基本上有1M
。而Milpitas大家说起来也就50-60万的房子。所以大家有鸡头凤尾的说法。住的面积
的话,其实在弯曲来讲,2000sqft good enough了。。。
Weibel虽然是Irvington学区,但是那里有整片的大房子,还在山脚下山头上的,环境
很不错。

how is 680 traffic, if I buy in this area, I need to drive 680 exist either
237( Calavas?) or Montegue.
the houses you listed also seems all too close to Freeway or Expressway. but
will look into it this weekend.
I have a few friends who bought homes around 1900 sf , all felt area is
too small when parents come visiting, or when hire a nanny to take care of
kids.

this may be the same builder "SHAPELL", I saw in several Evergreen house
ads listing " built by SHAPELL",
who is this SHAPELL ? I have never heard of them, but I think their build
quality is nice and upscale.

如果不用朝九晚五,traffic其实不是大problem. 从local走很多红绿灯,也不见得能
快多少。Weibel其实很近的,山上有一片avalon的房子,山脚下也有一些。个人觉得不
错。MSJ稍远一点。山上gomes小学有大房子,MSJ高中附近大房子那片也不错。MSJ的高
中950分,就是因为location有点偏,价格反而没有cupertino高。但是应该也很保值。
cupertino又大又新的房子要1.5M了。靠山foothill那块,还有7 springs dr那块都不
错。cupertino high的,在lawrence以西有块老兵区,那里有个小区都是3000多尺的房
子,大概在1.2M左右,90年造的。那片应该也不错,以后想出手也容易一些。

shapell是个大builder,他们造的房子的确很不错。
evergreen值得去看看。山上豪宅也就1M出头。而且是大片新的社区,或者在golf
course旁边。

there is another big problem with those Evergreen new houses around 1M:
the driveway is very small, and the streets are very narrow. it's very
diffcult to park on street or on the driveway.
but there are some older homes in Evergreen area that don't have this
problem.

yes. Rivermark is much better.
