not necessarily a good idea. High inflation + high employment like the 70s is a definite possibility. In that environment, incredibly high interests rates will drive down the housing price tremendously. Without recovery of employment market, rent won't go up either.

real estate is not commodity. The cost of holding commodity is just the inventory cost while real estate has much more such as tax, maintainence.

我购买的前提是房租 远超过 维修费用, 地产和按揭。 至少对我自己买的出租屋是这 样的。

Well, we'll see who is right in 5 yrs. I do not think I am gambling at all since the rent I am collecting rite now is more than enough to cover the mortgage payment, property taxes, and maintenance fees.

you have no control of future tax the new tax deal they are discussing might eleminate the tax breaks for mortgage. when the government desperately needs money, whoever still has properties will be taxed heavily.

你这个帖子是表示不同意见的帖子里面唯一 MAKE SENSE 的。我原贴里面说了, 要MAKE MONEY 关键是房租要大大 超过 每月按揭+房地产税+维护费用。 这应该不是每个城市有这样的机会。关键还是买的房子价格要低。 不过在中部和很多大学城里, 未必没有这样的机会。 我只有在想买的房子10年的年租金大于房子价格, 或者说 CAP RATE 小于10% 的情况下才买。

what if people have less real disposal income to spend then they may try to find more roommates that will decrease the demand You will also have to worry about higher tax(most of states are hungry with tax revenue and 1/3 of their revenue is coming from real property tax), higher maintenance, higher rent default rate. It is hard to know whether you will win when the both inflation and unemployment are high
