如果有个投资房,要卖掉,根据irs的说明,不符合免除条件,要交税。但放狗搜了搜,
看了看各个
网站,反而糊涂了,一般来说,tax bracket 在10%, 15% 的,有房超过一年的,按
long term capital gain算,tax rate is zero. 这部分无异议. 但有关什么应该算在
tax bracket里,很多网站都说是ordinary (taxable) income. 那就是说免除卖房收益
的其它收入(经deductions and exemption 扣除后),(夫妻合报是$70000多)。 但
也有一个网站说是包括卖房收益的全部收入(经deductions and exemption 扣除后)
,看1040表,确实,schedule D是在第一大项里,合什么利息所得在一起, 没看出来是
怎么免除的.
For example, if without counting profit from a home sale, one's taxable
income is $30000, but he has a taxable profit of $60000, so if just count
the ordinary income, he is in the bracket of 15% and the tax rate for the
long term capital gain is zero. But if the profit is included, his taxable
income becomes $90000 and the tax rate for the long term capital gain is 15%.
所以,这个税到底咋算的?在哪算的?schedule D?
In fact, it is the same for people playing stocks, as those profits are all
entered with schedule D. So, for those getting a large profit while earning
a small W-2, how do you report your long term capital gain?
