中西部地区,上周五给了一个short sale的offer,开始不知道,后来从county网站上查
到已经在4月初sheriff sale了,共有两个liens,同一家银行。
我不熟悉short sale或者sheriff sale,请教各位,sheriff sale的数是不是就是银行
能接受的最低限?我给的offer应该足够高,即使加上agent的commission和closing
cost。比list pirce低大概6%。在这种情况下的short sale和其他的情况有什么不同?
银行批准的概率大吗?

sheriff sale一般在short sale不成功之后进行。你这个情况,可能是卖家已经获得银
行的延期。至于价格,似乎两者之间联系不大。

It's just an auction, which usually indicates it's already foreclosed.
Be careful and do buy a title insurance in this case.

do you mean to buy an insurance for auction? do you know how long does it
take from auction to on the market as REO?

Thanks for reminder, my dual agent recommend this title insurance provided
by bank.
Ok, in this case, does it still a short sale case? Typically how long bank
can approve?

If it is a sheriff's auction. You will have to bid for it online or at a
designated place. In your case, I think it is a short sale.
and for your information, I saw a house its suggested price for sheriff's
auction is way higher than its current listing price for short sale.
How likely the bank is going to approve it depends on a lot of factors. No
one would be able to tell you based on the limited info. you provided.
The average time for a short sale to close is four months.

Thanks I have voted your avatar.
The house I am offering has done auction in Sheriff sale, it is much less
than listing price. And bid winner is and can only be owner's bank. My offer
is 13% higher than sheriff sale's price.

Thanks for voting! are you sure this is a short sale? you need to ask your
agent.It looks like a foreclosure to me since the bank owns the property. To
be more exact, the first lien holder owns the property. The second lien
holder is wiped out. If it is a foreclosure, it should be very quick. You
don't need to wait for long. With no competition, you should have a good
chance of getting it when you offer slightly less than listing price.
My suggestion, first step: ask you agent whether this is a

Technically this is short sale within 6 months redemption period. Bank does
not own property yet, owner still need to sign PA which he already did on my
offer.
There is a short sale addendum in my whole document package submitting to
owner's lending bank. I am using list agent as double agent.

Ic. the bank does its own BPO. I don't really see a connection between the
price at the sheriff auction and the price the bank will take. The bank can
usually take a 5-20% lost, meaning 5-20% less than the current market value.
If your offer is within that range, you would have a good chance.

Yeah, I am offering about 7% less than listing price. Not sure how to check
market value, county's property tax is not a reference.
This is all depends on bank, hope they can approve quick.
BTW, What is BPO?
