thanks for all the advice. i talked with an agent. yes. the 5 year arm is around 3.375-3.5%. the 30 year can get to 4.5%. i am still debating which one i should go with. any suggestions?

keyword: no cost 3.5%. I just decided to refinance to 5/1 arm. The rate is just too good to pass.

3.5%. No cost means different thing to different agents. My agent's no-cost means really no cost while some online quote of 3.375% no costs asks for appraisl and title insurance, which is equal to 3.6% no costs

你要是5年内就卖房子没问题,要是到时还要做refin就亏了,省下的钱都交手续费了

怎么会. 5年我能省1.5万呢. 手续费能有那么多嘛 况且我卖房子的几率很高.
