FYI. A townhouse in Chicago was bought half year ago.Interest rate was 5.375
% with 30 years term and 10% down. Refinancing offer is: 4.875% with 30 year
s term and no cost, no fee. Loan amount is 280K.

国内一个亲戚过来一个月，想用大概1G左右的数据，主要在西海岸，用哪家的比较靠谱？
TMobile是 $25 for 1.5GB + $10 (sim card)
at&t prepaid是 $30 for 3GB,no charge for sim card
at&t postpaied是$30 for 3GB + $36 activation fee
没想到at&t prepaid总价居然比tmobile便宜
打电话问了verizon结果被告知得把东西拿到店里才知道行不行.

Should try 5/1 or 7/1 ARM. I think we are heading Japanese route. We might
see 30 Fixed mortgage below 4%.

loan is not so big, 还不如直接上 15 year @ 4%? 除非谁肯定数年后离开。

Yes,that's exactly the point of doing refinance without any cost.

The point is, if you knew the rate will go lower or stay low, you should go
with the lowest interest rate, which is ARM, not the 30 year fixed.

The other reason of choosing ARM is because you know you are going to move
or upgrade in the next 5/7 years.

看来如果不是中部的rate高，就算那里的cost高。

right, but nobody know exactly the trend, 5/1 has more chance to bear a
higher rate in the future compare with the possibility of refinance for
lower rate as Fed floods so many green bills...

Exactly, we all know that the rate is at historical low, and this trend
shouldn't last long. The rate after 5 years has a very high chance of double
what is is right now.

Well, this has been said for over ten years now...
What we know is that 30year fixed is a sucker for 10 years.
