突然发现我那个builder的网站更新了，spec home卖出去了两三个，还剩两个，然后最
后一个model home也开始卖了，顺便把所有floor plan的base price涨价5千到1万。。

We signed a contract in May with the builder. Starting Sept. 1, the base
price dropped $25000. Our home is still under construction, we have
deposited $22000 as earnest money. is there a way to ask the builder to
adjust the contract price? thanks a million.

买的啥豪宅阿，deposit都这么多。。。。。你可以试试，上次不是有人签了合同房子
都修了一半，看到builder有了新的promotion，跟他们要最后还是成了吗

Not 豪宅 at all, I think the builder just does not want the buyer walks away
. It happened before so they are asking more deposit than usual. How can I
find some good reasons to fight against the builder to get the price
adjusted. They know I can not walk away since I can not sacrifice the
deposit. Any suggestions. really appreciate. thanks

有没有financial contingency?如果你是贷款的话，银行appraisal做不到那么高应该
可以和builder negotiate吧。

新房的contract只对卖家有利，买家不是很容易全身而退。我的contract就要求签了
contract两个月之内要拿到
loan approval来证明你financially承受的起，否则要补不少押金，比如那些option都
要放全款啥的。

2w5的upgrad 很容易
俺一楼木地板+ master bath 一部分 就2w了. 还没敢上好材料

Here is the update:
Got a phone call yesterday night from the builder's sale manager. I was told
the new reduced price is the close-out price to dump the last several lots.
They can not adjust the previous contract price for any buyers since we had
more opportunities to select the building lots than the future buyers. sigh!

这种cosmetic的upgrade让builder干太亏了。。。。既然还在修，当然是搞点结构上的
东西了

Loan approval只说明你financially承受的起.不等于房子值这个价.就算你挣20W一年,
想从只值10W的房子贷20W也不可能.我的builder只要求我30之内拿到loan approval,但
是我的financial contingency (主要就是appraisal了)一直survive closing day.

想从只值10W的房子贷20W也不可能.我的builder只要求我30之内拿到loan approval,但
是我的financial contingency (主要就是appraisal了)一直survive closing day.
