medical insurance+car insurance probably costs $500/month for old people
food costs me $500/month now for one person, so i assume that'll be the
same
the rest $1000/month will be all other expense, utility, handyman/house
helper service, movie/concert, travel, etc.
i forgot another constraint. one has to be able to take care of him/herself
until he/she dies.

too unlucky to find one yah
we only have five major criterion:
1. not too noisy (1/4 mile away from freeway, not on or within 1/10 mile
to major road (for example, sepulveda))
2. not too dark (can read books in at least one of the first floor rooms
without turning on light on a bright sunshine day)
3. foundation is not too unlevel
4. less than or equal to 20 years old
5. (most important) within our price range

of two not small streets because we feel it's not safe, what if a car
cannot break in time?
we don't like houses near high-tension power line either since a report
says children live around high-tension power line are more likely to get
leukemia
these two kinds of house are not many anyway

sigh, one house sold in Feb is really a pity. i've seen it for a month,
in that time, we were busy to get pre-qualified for loan and interview
agent. we started looking on March 6, the seller of the house accepted
an offer on March 5. :(
the sold price is $30k lower than the asking price according to our agent.

don't you think if the seller waited one more day, he/she might have
accepted our full price offer?
we're not looking for deal, but looking for a house that meets the five
major criterion. we don't mind if we over pay several percent more than
the house's real market value

that's why i say if we see a house meets all five conditions, we'll offer
full asking price.
that house sold for $30k less than asking price, another house also meets
our five condistions sold for $15k less than asking price. in either case,
if we've seen the house earlier enough, we might have got the house because
our offer would be higher

about right, i think, judged from how long they've been on market.
i think if a house is priced right, it usually will be sold within a
month. the longer it stays on market, indicates the higher it is
priced. correct me if i'm wrong.
