It depends on many factors, such as the loan amount, how many years you live

My formula is 0.125% increasing in interest means $3000 at closing date (for
fixed 30 years loan).
I think with point is better. I am not familar with 5/1 arm.

不要忘记refinance也是要cost的，而且也不少，需要几年才能缓过来。
