LZ, do not worry. My kid was the same when he was young. A cold or a flu was ALWAYS followed by a Mid-ear infection. We have been to ER or walk-in clinics more often than to the Malls! He turns out okay, with excellent hearing and speaking abilities. Of course, this is only one example.
read your contract carefully again and talk to your agent. you may not be able to back out without losing your EM unless the contract says otherwise. which state are you in and how long have you entered into agreement with the sellers?
when he has ear infection he can't listen well. this often delays speech development. typically if a child gets ear infection often doctor would suggest tube.

you can back out simply by saying that you want out, but the result will be losing your EM. if you want to back out without losing your EM, you need to read your contract again and try to find a loophole. talk to a good real estate lawyer and find out whether there's anything that you can use to help you. ask the lawyer about whether you can use 'mutual mistake' as your reason to void the contract or force the seller to agree on lowering the price since they've been mislead by their appraiser on

in that case, if you like the house, just talk to the seller and ask to lower the prices. probably try to reach a middle ground, use the average size between the biggest and smallest. if you like the house a lot, then buy it even the seller do not agree to negotiate. keep the seller agent's measurement on file. use that when you sell the house.

if you do not sacrifice that much, then look at it from long-term perspective. you might want to compare two graphs to see the difference and learn more from here. checking the county record before putting an offer is also a good lesson for both buyers and agents.
you either have to measure the house again, or try to find the differences between the 2. just looked at it very briefly I see in 1st one, the "G" area for Foyer is in the calculation don't see that in 2nd one.
