就是卖家在disclosure上说“settlement is requested at *** (公司名称)”。是不
是就是一定要用这个**title公司？这样的话就是不能要这个房子了？房子倒是蛮喜欢

自己比较熟的公司，这样既可以照顾熟人生意，同时过户手续快。

我们州是由卖方律师order title的， 所以他会选他有rebate的公司做closing doc。

提醒一下楼主 这个条件最好不要答应。当时我就是吃了哑巴亏，counter offer的时候
当时主要精力都集中在房子价格上，所以list agent 把escrow title公司的选择权写
上去也没有多想，哪知最后他选了一个暴贵的escrow title，到那时候只要你还想买房
子 就没有半点说话的权利了，只能乖乖交钱了，我当时大概因为这个多付了1000来块
，我觉得list agent 和escrow公司之间肯定有猫腻，肯定是有回扣的。所以还是提醒
大家小心。

按照规定，如果卖方决定title公司，他们需要付钱。
但是我觉得这个不是一点点title insurance的问题，而是title质量的问题。

如果是在CA的话，一般都是seller指定escrow公司的。
如果是在东部，其他州不了解，NJ，NY基本不是这样的。客人自己找attorney，attorney有他们经常合作的title公司。
